Majlis design and family villa renovation in Sharjah
Sharjah's homes are built around family. Villas are larger and multi-generational, the majlis is a working room rather than a showpiece, and privacy between guest and family zones matters. As an interior design company serving Sharjah from Dubai, we design for that reality: separate entrances, a men's and a ladies' majlis with proper service access, a kitchen sized for extended-family cooking and finishes that stand up to daily use. Our specialists have delivered villas in Emirates Hills, Arabian Ranches and The Springs, and the same process travels 30 minutes up Sheikh Mohammed bin Zayed Road to Sharjah.
We work in the new master communities, Al Zahia, Aljada, Sharjah Sustainable City and Tilal City, and in the established districts of Muwaileh, Al Khan and Al Majaz. In Arada communities such as Aljada the design must follow Arada's community guidelines and an NOC comes before any external change, while older villas in Muwaileh and Al Khan need a Sharjah Municipality building permit for extensions or new majlis wings. Majlis design is where we spend the most care: proportion, seating height, ceiling detail, layered lighting for evening gatherings, concealed service doors and joinery that will still look right in 20 years.
Office and retail fit-out in Al Majaz, Al Khan and SAIF Zone
Commercial clients in Sharjah tend to be owner-run businesses: clinics, showrooms and trading offices in the Al Majaz and Al Khan towers, and warehouse offices in SAIF Zone. Approvals run through Sharjah Municipality for the building permit and the Sharjah Prevention and Safety Authority for fire and life safety, with SAIF Zone adding its own authority approval for free zone units. We design Cat A and Cat B offices with the budget discipline an owner-paid fit-out needs, and coordinate licensed MEP subcontractors under one project manager.
What villa renovation and fit-out typically cost in Sharjah
Sharjah labour and logistics typically run 10 to 20 percent below Dubai, so a villa renovation that would cost AED 300 per square foot in Dubai often lands nearer AED 250 to 270 in Sharjah for the same finish. Across the full range expect AED 150 to 800 per square foot by scope, and office fit-out at AED 180 to 320 per square foot. We put that into a fixed, itemised quotation after one site visit, with Sharjah Municipality and SPSA approval time written into the programme.

Frequently asked questions
Do you design majlis interiors in Sharjah?
Yes. Majlis design is core to our villa work in Sharjah: layout and seating, ceiling and wall detailing, lighting for evening gatherings, bespoke joinery and separate guest circulation. We renovate existing majlis or design new wings under a Sharjah Municipality permit.
Is villa renovation cheaper in Sharjah than in Dubai?
Typically yes, by around 10 to 20 percent on labour and logistics. Materials and joinery come from the same suppliers, so the saving is real but modest on a high-specification villa.
Which approvals does a Sharjah villa renovation need?
Sharjah Municipality issues the building permit for structural changes and extensions, the Sharjah Prevention and Safety Authority covers fire and life safety, and Arada communities such as Aljada require an Arada NOC first. We prepare and submit the full package.
