Abu Dhabi clients come to us for the reason Dubai clients do: a boutique team that designs and builds under one contract, with specialists of 15 or more years each. We are not one of the volume interior fit out companies in Abu Dhabi. We take a small number of villas, offices and retail units in the capital each year and run them with the same project managers who delivered Palm Jumeirah, Emirates Hills and Business Bay.

The capital's villa stock is younger and more developer-led than Dubai's. On Saadiyat Island and Yas Island the architecture is already strong, so the work is usually interior: open-plan kitchens, master suites, a proper majlis and outdoor living for the beach climate. Al Raha Beach villas are now 10 to 15 years old and ready for full renovation, while Khalifa City and Al Bateen have larger private plots where extensions and pool houses are common. Most communities are Aldar-managed, so an Aldar NOC is the first submission, followed by the DMT building permit through TAMM and the Binaa platform, then ADDC for any change in electrical load.

Office fit-out in Abu Dhabi is concentrated on Al Reem Island, Al Maryah Island, Masdar City and the Corniche towers. Each landlord has its own fit-out guide and most require stamped consultant drawings before building management releases the space. We produce Cat A and Cat B designs, prepare the Abu Dhabi Civil Defence submission, coordinate licensed MEP subcontractors under one project manager and sign off handover with the landlord. Masdar City tenants get designs that meet the estate's sustainability requirements from day one.

Abu Dhabi fit-out typically sits between AED 180 and 320 per square foot for office and retail interiors, with villa renovation following the UAE-wide range of AED 150 to 800 per square foot by scope. Logistics add a small, itemised premium because joinery and materials travel from our Dubai base, but you gain a fixed quotation and one accountable team.
