Dubai is home ground for us. Our studio sits at 17 A Street, Al Quoz Industrial Area 2, so a site visit to Palm Jumeirah, Jumeirah or Business Bay is a short drive. Most of our residential work sits in Dubai's villa communities: Palm Jumeirah, Emirates Hills, Arabian Ranches, The Springs, Jumeirah Park and Dubai Hills. A Palm Jumeirah villa renovation runs through Nakheel and Trakhees rather than Dubai Municipality, while an Emaar community such as Arabian Ranches or The Springs needs a developer NOC before any structural or facade change, as do Meraas and DAMAC communities. We have delivered full renovations on Frond E and Frond N, two complete rebuilds in The Springs 15, a family villa in Arabian Ranches and a pool and landscaping project in Jumeirah Park, so the approval route is mapped before the first drawing.

For commercial fit-out we work across Downtown, Business Bay, DIFC and Dubai's malls. Our Binary Tower office in Business Bay, the City Living project and the SugarMoo dessert lab at Town Centre Jumeirah show the range, from Cat A base builds to branded Cat B interiors with bespoke counters and lighting. We manage building management approvals, Dubai Civil Defence submissions, DEWA connections and the DDA process for free zone offices, and we coordinate licensed MEP subcontractors under our project management so one programme covers design, approvals and build.

A villa renovation in Dubai typically runs from AED 150 per square foot for a cosmetic refresh to AED 800 per square foot for a full strip-out with new joinery, stone and landscaping. Office fit-out typically sits at AED 200 to 400 per square foot for Cat A and AED 400 to 700 for Cat B with custom joinery and branded finishes. After a site visit we return a scoped estimate and a programme rather than a vague allowance, and we hold that number through procurement.
