Typical Dubai villa renovation costs in 2026 run from AED 150 to 800 per sq ft depending on scope, with full projects commonly totalling AED 150,000 to 500,000 and beyond. Here is how the number is built, what moves it, and how SITES scopes a budget you can commit to.
Ask three contractors what a villa renovation costs in Dubai and you will get three numbers that are impossible to compare. One quotes a lump sum, one quotes per square foot, and one tells you it depends. All three are technically right, which is exactly why homeowners and investors arrive at our Al Quoz studio frustrated. This guide sets out the typical Dubai market ranges in 2026, shows how they scale from a three-bedroom Springs townhouse to a five-bedroom Palm Jumeirah villa, explains what moves the number, and describes how SITES Design & Build turns a range into a budget.
Villa renovation cost per sq ft in Dubai, by scope
The most useful way to frame a renovation is cost per square foot of the area being worked on, split by the depth of the work. Typical Dubai market ranges in 2026 are:
| Scope | Typical 2026 range (AED per sq ft) | What it usually includes |
|---|---|---|
| Cosmetic refresh | 150-300 | Paint, lighting, sanitaryware and fittings, some flooring, minor joinery repairs |
| Mid-range renovation | 350-600 | New kitchen, two or three bathrooms, flooring throughout, ceilings, electrical upgrades |
| Luxury renovation | 600-800+ | Layout changes, full MEP, bespoke joinery, premium stone and timber, smart home, landscaping |
These are market ranges, not a SITES price list. Where a project lands inside a band depends on specification far more than on postcode. A quartz worktop and a book-matched marble island are both a new kitchen, but they sit at opposite ends of the mid-range band, and the same is true of flooring, lighting and joinery.
What a full renovation totals by villa size
Full villa renovation totals in Dubai commonly run from AED 150,000 to 500,000 and beyond, depending on size and scope. Multiplying the per sq ft rate by the whole built-up area gives the ceiling for a wall-to-wall scheme; most owners do not touch every square foot at the top rate, so real totals sit below that arithmetic. The indicative budgets below are built from the component costs further down this page:
| Villa type | Approx. BUA | Cosmetic refresh | Mid-range full renovation | Luxury |
|---|---|---|---|---|
| 3-bed Springs or Meadows townhouse | 2,200 sq ft | AED 150,000-250,000 | AED 300,000-500,000 | AED 500,000-800,000+ |
| 4-bed Arabian Ranches villa | 3,500 sq ft | AED 200,000-350,000 | AED 450,000-750,000 | AED 800,000-1.4M+ |
| 5-bed Palm Jumeirah garden home | 5,500 sq ft | AED 300,000-550,000 | AED 800,000-1.5M | AED 1.5M-3M+ |
The component costs that drive the total
| Element | Typical 2026 Dubai range | Typical duration on site |
|---|---|---|
| Guest or powder bathroom | AED 15,000-30,000 | 2-3 weeks |
| Master bathroom | AED 35,000-75,000 | 3-4 weeks |
| Kitchen, basic | AED 20,000-50,000 | 4-6 weeks |
| Kitchen, mid-range | AED 50,000-120,000 | 4-6 weeks |
| Kitchen, high-end | AED 120,000-250,000+ | 4-6 weeks |
| New swimming pool | AED 120,000-250,000+ | Scheme dependent |
| Pool renovation | AED 45,000-80,000 | Scheme dependent |
A three-bedroom townhouse with a mid-range kitchen, one master bathroom and two guest bathrooms is already at AED 115,000-255,000 before flooring, ceilings, paint and joinery. That is why a mid-range total of AED 300,000-500,000 for a Springs home is realistic rather than pessimistic.
What moves the number
- Layout changes. Removing or moving walls triggers structural engineering, a Dubai Municipality or Trakhees permit and a developer NOC. Budget for drawings and approvals as well as the builder's time.
- MEP. Adding AC capacity, relocating the kitchen or adding bathrooms brings DEWA approvals and new ducting, drainage and electrical runs. At The Beach House, E51 on Palm Jumeirah, around 80 percent of the villa was demolished to the shell so the MEP and HVAC could be rebuilt properly. It is the honest way to do a deep renovation, and never the cheap one.
- Joinery. Custom wardrobes, cabinets, timber ceilings, panelling and doors are where a boutique renovation earns its look. At W Residences we delivered a three-bedroom apartment of full joinery; the budget for that kind of work is driven by linear metres and finish, not floor area.
- Finishes. Large-format porcelain and white oak sit at one end of the range; natural stone, brass and bespoke lighting at the other.
- External works. Pools, pergolas, BBQ areas and landscaping. The Springs 15 bachelor pad added a new pool, sunken seating and a BBQ pergola, which turned a renovation into an outdoor living project.
- Extensions. Adding built-up area is the single biggest multiplier. On Frond E, Palm Jumeirah, we took the BUA from 549 sqm to 742.9 sqm as part of a full renovation and extension for resale.
Contingency: the line most people delete
Add 15-20 percent on top of the agreed scope. In a Dubai villa that is 10-20 years old, opened walls reveal corroded pipework, undersized cabling, unlabelled distribution boards and tiles laid on screed that crumbles when lifted. None of that is visible on a site visit. A contingency is not a sign of a loose budget; it is how a renovation finishes on time without an awkward conversation halfway through.
Tip: keep the contingency as a separate line that only you can release. If the project finishes with it untouched, you have the budget for the furniture or landscaping you deferred.
How long a villa renovation takes in Dubai
| Phase | Typical duration | Notes |
|---|---|---|
| Survey, feasibility and concept design | 2-4 weeks | Measured survey, mood boards, costed options |
| Detailed design and tender | 3-6 weeks | Construction drawings, FF&E schedules, pricing |
| Developer NOC and authority permit | 3-8 weeks | Overlaps with design; cosmetic work may need the NOC only |
| Construction, cosmetic refresh | 4-8 weeks | Paint, flooring, fittings |
| Construction, mid-range full renovation | 12-20 weeks | Kitchen and bathrooms sit on the critical path |
| Construction, luxury or extension | 6-12 months | Structural works, full MEP, bespoke joinery lead times |
How SITES scopes a budget
- A site walk with a measured survey, so the per sq ft conversation starts from real dimensions rather than the title deed figure.
- A feasibility note that separates must-do items (MEP, waterproofing, structure) from want-to-do items (finishes, joinery, landscaping).
- Three costed options at different specification levels, each tied to a mood board, so you choose with your eyes and your budget at the same time.
- A permit and NOC map for your community, because the approvals path for a Nakheel villa under Trakhees is different from an Emaar community under Dubai Municipality.
- A fixed scope, a stated contingency and a programme with milestones, signed before demolition starts.
Because SITES runs architecture, engineering, joinery and project management under one roof, the budget is built by the people who will deliver it. See our villa renovation and project management services, or look at the Frond E project to see what a full renovation and extension looks like when it is scoped properly from the start.
The expensive renovation is not the one with the highest per sq ft rate. It is the one that was scoped twice.

Frequently asked questions
How much does it cost to renovate a villa in Dubai in 2026?
Typical Dubai market ranges in 2026 are AED 150-300 per sq ft for a cosmetic refresh, AED 350-600 for a mid-range renovation with a new kitchen, bathrooms and flooring, and AED 600-800+ for luxury work. Full villa renovations commonly total AED 150,000 to 500,000 and beyond depending on size and scope.
How much contingency should I add to a villa renovation budget?
Add 15-20 percent. Older Dubai villas routinely reveal hidden pipework, cabling and waterproofing problems once walls and floors are opened, and the contingency absorbs those without stopping the job or reopening the contract.
How long does a full villa renovation take in Dubai?
A mid-range full renovation typically takes 12-20 weeks on site after 6-10 weeks of design and approvals. Cosmetic refreshes can finish in 4-8 weeks, while luxury schemes with structural changes or extensions commonly run 6-12 months.
