Typical 2026 costs for every type of Dubai bathroom, from a AED 15,000 powder room to a spa-standard master suite. The waterproofing, drainage and ventilation details that keep a bathroom dry in Gulf humidity, and what buyers pay for.
Bathrooms are small rooms with big consequences. They are the second strongest driver of resale value after the kitchen, they carry the most hidden risk in a Dubai villa (water where it should not be) and they are the room where a good contractor is most clearly separated from a cheap one. This guide covers what a bathroom renovation costs in Dubai and Abu Dhabi in 2026, from a guest powder room to a spa-standard master suite, with the technical detail on waterproofing, drainage levels and ventilation that most cost guides skip.
Bathroom renovation cost in Dubai by type
| Bathroom | Typical cost (AED) | Time on site | Typical scope |
|---|---|---|---|
| Guest or powder room | 15,000-30,000 | 2-3 weeks | New WC, basin and vanity, tiling, mirror, lighting, tap |
| Family or children's bathroom | 25,000-50,000 | 3 weeks | Bath or shower, full retile, vanity, extraction, storage |
| Master ensuite | 35,000-75,000 | 3-4 weeks | Walk-in shower, double vanity, full waterproofing, feature tile, layered lighting |
| Spa master suite | 75,000-150,000+ | 4-6 weeks | Wet-room shower, freestanding tub, smart controls, stone slabs, bespoke joinery |
These are typical Dubai market ranges in 2026 rather than a price list. The spread within each row is mostly materials: a porcelain tile at AED 80 per square metre and a bookmatched marble slab at AED 1,200 per square metre both do the same job of keeping water off the wall. The labour, waterproofing and plumbing cost about the same either way, which is why cutting corners on the invisible layers to afford a prettier tile is the wrong trade.
Waterproofing: the part you will never see and must never skip
Dubai villas built in the 2000s often used a cementitious slurry that has cracked by now, and many apartment bathrooms were never tanked properly at all. Every bathroom we renovate at SITES gets a full waterproofing system:
- Strip to the screed and inspect the slab for existing damage and damp.
- Prime, then apply a two-coat liquid membrane (polyurethane or flexible cementitious) across the whole floor and 300 mm up every wall, rising to 1,800-2,000 mm in the shower zone and behind the bath.
- Reinforce every corner, pipe penetration and floor-to-wall junction with tape or fleece.
- Flood test for 24-48 hours before a single tile goes down. Photograph it. That record matters when you sell.
Ask any contractor to show you the flood-test photos from their last project. If they cannot, keep looking.
Drainage levels and falls
A shower floor must fall towards the drain at roughly 1:80 to 1:100, and the finished floor outside the shower should sit 10-20 mm above the shower floor or be separated by a threshold or a linear channel. In a level-access wet room the fall is created in the screed, and a linear drain along the wall or the entrance allows large-format tiles without awkward cuts. The limiting factor in most Dubai apartments is the existing floor trap position and the depth available in the slab, which is why moving a WC or shower often adds AED 5,000-15,000 and a day or two of chasing. Our project team and a licensed MEP contractor survey the drainage before we promise a layout.
Ventilation in Dubai humidity
Coastal humidity in Dubai and Abu Dhabi sits above 60 percent for much of the summer, and an unvented bathroom becomes a mould farm within a season. Specify an extract fan rated for the room volume (as a rule of thumb, 15 air changes per hour, which means a 90-150 cubic metre per hour fan for a typical master ensuite), ducted to the outside and not into the ceiling void. A humidistat or a timer overrun keeps it running after the shower stops. Pair it with a mirror demister and a mould-resistant silicone, and keep the air conditioning grille out of the direct steam path.
Fixtures: where the money goes
- Sanitaryware: wall-hung WCs with concealed cisterns cost more to install but free the floor and look expensive. Rimless pans clean more easily.
- Brassware: a thermostatic shower valve, a rain head plus hand shower, and matching basin taps. Brushed nickel, brushed brass and matte black all suit 2026 schemes; stick to one finish per room.
- Vanities: custom joinery in moisture-resistant board with a stone or solid-surface top, drawers rather than doors, and a mirror cabinet for storage.
- Water saving: aerated taps, dual flush and 8-9 litre per minute shower heads reduce DEWA bills without a noticeable drop in pressure.
- Smart controls: digital shower controls, heated floors, towel radiators and lighting scenes are now expected in a spa-standard master.
- Freestanding tubs: beautiful, but allow 1,700-1,800 mm clear length and check the floor can take 300-400 kg when full.
A realistic timeline
| Week | Powder room | Master ensuite |
|---|---|---|
| 1 | Strip-out, first-fix plumbing and electrics | Strip-out, drainage and pipe relocations, first-fix |
| 2 | Waterproofing and flood test, tiling | Screed and falls, waterproofing, flood test |
| 3 | Sanitaryware, mirror, lighting, snagging | Tiling (walls and floor), ceiling, extract |
| 4 | Handover | Vanity, sanitaryware, glass screen, second-fix, snagging |
Frameless glass is measured only after tiling is complete and takes 7-10 days to fabricate, so it is almost always the last item fitted. Imported sanitaryware and brassware can add 4-8 weeks if not in local stock, so lock the specification early.
What adds resale value
Kitchens and bathrooms are the top drivers of resale value in the Dubai market, and renovated villas in communities such as The Springs, The Meadows, Arabian Ranches and Dubai Hills achieve roughly a 12-18 percent premium over unrenovated equivalents. Within the bathroom, buyers respond to:
- A master ensuite that reads as a resort suite: walk-in shower, double vanity, warm neutral stone, concealed lighting.
- Large-format tiles with minimal grout lines (fewer joints to clean, calmer look).
- Wall-hung sanitaryware and a floating vanity.
- Good extraction and no visible damp or mould history.
- A powder room with one memorable gesture: a feature tile, a stone basin or a dramatic mirror.
On our Frond E Palm Jumeirah resale renovation, the bathrooms were specified in neutral stone and brushed metal precisely because those finishes appeal to the widest buyer pool. At The Springs 15 family home we rebuilt every bathroom from the slab up as part of a whole-house villa renovation, with new flooring and wardrobes to match.
A bathroom that looks expensive and leaks is worth less than a plain one that is dry. Pay for the membrane first.

Frequently asked questions
How much does a bathroom renovation cost in Dubai?
Typical Dubai market ranges in 2026 are AED 15,000-30,000 for a guest or powder room and AED 35,000-75,000 for a master ensuite, with spa-standard suites featuring a wet-room shower, freestanding tub and smart controls at the top of that range or above.
How long does a bathroom renovation take?
Two to three weeks for a powder room and three to four weeks for a master ensuite, with a 24-48 hour flood test built in before tiling. Imported fixtures or frameless glass can extend the final week.
Does a bathroom renovation need approval in Dubai?
Not for a like-for-like refit. If you move drainage, add a wet room, change an external wall or alter electrical loads, you need the building or community NOC and may need a Dubai Municipality or Trakhees permit and a DEWA application.
